Your local department of real estate probably has commercial lease forms [although I would have an attorney look it over]. Otherwise, find a good real estate attorney who does a lot of transactional work. They will have solid templates and in the long run, will cost you less than trying to use domething on your own. You should always have an attorney look at documents anyway, so you might as well get them from the attorney.
