Doug.... This size space is rather ideal for several types of businesses. Some that come to my mind are a cell phone sales center, a dentist, physician (assuming that you have the required parking) or restaurant. At the top of my list would be the cell center, as the dentist, physician will take substantial TI, which often requires a larger TI allowance from the owner. While restaurants have a high mortality rate, they do enjoy corner locations in high traffic areas and will pay for much of their own TI.
In the current economy the answer could be any prospect with a good credit rating that engages in a lawful and ethical business, that is willing to pay the lease amount you are seeking and will execute a 3-5 year lease!
