what it will happen with rentals in Single family houses when inflation hit us?

I personally own, rent, sell and manage hundreds of SFH's in Decatur, Illinois- I personally expect house prices to rise and some tenants will have a hard time paying rent, so renting to private pay people will have to be more selective and possibly larger deposits taken before they move in- ALSO- I am converting some private pay homes into gov sub. (section 8) homes, because the rent is gaurenteed by Uncle Sam. I don't have to worry about tenants making rent since the government pays it for them.
