what is the current cap rate for small retail mall in sc area?

Looking to purchase near flourance, sc area.

In this market I'd look at using a high cap rate because commercial values are most likely going to be declining over the next couple years due the large amount of commercial loans on the ledgers that are coming due and no way to refinance these properties. It would not be out of the question to 12%-15% cap rates. Many lenders are underwriting to a worse case scenario.

A good way to figure that out is to look at similar properties in the Florence, SC area from other listing websites. A brief look around seems to indicate an area cap rate of about 9%. Of course this would depend on other factors such as occupancy rate, size, etc....
