7-9% but for any gas station proper and complete due diligence is required. Potential contamination is a concern and an understanding of regulatory requirements which will require future investments ie new underground tanks. What is the strength of the tenant and does the tenant have a supply agreement in place which would affect a future sale or lease?

Cap rates are determined by the particular area and also if the gas station has a mini-mart or a car wash attached. You can see anything from 6-9% cap.
