if you ground lease just dirt, what are the costs to improve the land for an 1,600 sf user?

what is the $ PSF for bringing utilities in, pavement, etc? is LL responsible for any costs at all or no?

Assuming you want gravel 10-12 inches deep, $100,000 per acre based on average cost of $16 per ton.

In NJ the average total site and building fit out work out to be between $65 - $90 per sqft. and that all depends on what is needed on the site and what grade of building you are looking for. Since this is a small building you may have a higher sqft number to cover the site and soft costs.
