I have successfully accomplished this type of conversion in many buildings in southeast Michigan. Before I can respond to this particular question, please provide more information, i.e.: (1) how large is building? (2) how many floors? (3) how are utilities provided? electrical, water, gas (natural, lp, or?) (4) parking? where located, how much is provided for? (5) what is the market rate for office space similar to products of this kind in the area? (6) where is the property located? If market rate of gross rent is above middle band, general reception is a possible design element. If not, we need to think of another approach.
