Hello, for land, probably highest and best need a knowledgeable broker that specializes in land, knows the area, and is familiar with zoning, land use restrictions, upcoming changes to these, upcoming projects around the land, etc.

Hi, to list a land for sale , you have to consider the lot size, the zoning , the FAR ,in order to know what could be built there and how much buildable Sqft is there allowed to build in that land plus location of the land.

You need to find comps in the area. Either talk to local brokers who sell land or go to the county records department and search for sale transactions or go to a title company and ask them for sale comps.
