how do you sell property but keep the mineral rights

I'm selling the property that i own by myself and I want to keep the mineral rights.

What you sell will be determined in the language of the contract that you or your attorney draft. Land has rights that extend into the earth under the surface and the air above the surface. Each can be separated and sold and marketed as such. You may want to check with your local governing body to determine if there are restrictions on doing so, as some have put restrictions in place. A good real estate attorney can draft a proper document for you, while a competent broker can market the property and help you execute the contract.
