does anyone know anything about what type of lease i should inquire about for a frozen yogurt shop?

Looking for size, location ideas, what to look for as far as plumbing, fixtures ect..

5 year lease maximum.
near or next to a grocery store, or on a small multi-tenant building on a major road (at least 15,000 cars per day)
as for build-out from landlord you'll want all utilities including water, phone, gas (if applicable) 200 amp electrical service and 1 ton of HVAC per 300 square feet of the premises, about 1 5 ton unit.
all that said, unless it is for pinkberry or other similar type of established franchise, I don't think I would open this type of business.
