Due diligence covers a broad range of activities. If you are going to demo the existing structure, you should perform the appropriate environmental tests to verify no hazmat exists. Check with the city on the allowable size of your new building and that you meet zoning, height restrictions, setbacks, parking requirements, etc. You would want to perform a Geotechnical analysis for soil type and foundation recommendations.
