compensation agreement to another broker to assure im the 3% if he finds buyer ...

Selling clients restaurant without listing it and told another agent about it to help me find a buyer and told him we would split commission (6%) if he finds buyer. He wants something in writing to assure his 3% prior to helping. is there some form my client can sign stating he will pay other broker if he in fact finds the buyer? thank you for your help! Lauren

I would suggest you get a nonexclusive listing agreement with your client. You may also want a NCND agreement with the other broker as you need to also have protection from losing your client.
