What county/state is the property located in? The reason I ask is that many major MSA's publish their real estate transactions (office, retail, multifamily, SFRs) for both sales and leases on a daily basis - while the data isn't always the most readable, there is 3rd party software that organizes the data in a much more readable format. In some cases, you can subscribe to a monthly service for less than $20/mo that provides you up to date info in a nice readable, searchable format. Let me know if you would like to know more about this.

Look in Loop Net. Find active commercial lease agents with listings in the area listed on Loop Net. Call them - ask. Most will be helpful.
