I have personally never seen someone demand tenants pay yearly. What you probably will see is that you personally guarantee the lease. In other words, if 2 years into a 5 year lease your shop fails, you have to show you can still be able to pay the lease for another 3 years. This is where complications can come in (i.e. sublease restrictions) and getting a professional to advise you on the contract is necessary.
