what is the general location? size of lot? zoning? owned free & clear? any known title issues?
Get it priced right. All the fancy marketing in the world will not make a buyer pay more than the true market value. Especially a vacant lot where the buyer is looking at the value of the land as a function of the investment.-Ted Mackel
Drop the price to at least 10% below the latest land sale in the same market and then pray.Sorry land is not moving these days.
