What's an average Tenant Improvement allowance for a new Class A Warehouse space (warmly lit shell)?

I was trying to calculate about how much per square foot an average tenant would want for warehouse space between 100,000-300,000 sf.

Typically a tenant that size would get a improvement allowance to complete 5% or so of the space for office improvements.
The improvements from warm shell would run likely no more than $5-$6 psf based upon the entire leased area. Often times less.
The improvements above that would depend on the use and tenants credit and their desire to amortize over a lease term.

It's all negotiation between tenant & landlord I would ask landlord what they'll give and ask tenant what they want and find a happy medium otherwise deals linger and disappear Knowledge & Simplicity closes the deal !
