What is the outlook for self-storage investment over the next 3-5 years in Texas?

What I've been seeing is that with this economy, in the smaller communities where jobs have taken the largest hit, people are consolidating households instead of retaining items in storage. In medium and larger market areas not hit so hard by job issues, storage is stronger, especially in major metros hit with high foreclosures, such as Dallas and Houston. Of course, anywhere around San Antonio and Austin will be strong markets for years to come. My community of Victoria seems to be looking good for the next few years.
