What is the going rate of Selling Warehouse Space in Dover/NJ area ?

I am in process of evaluating Warehouse space around 10K sqft and I was wondering what will be the going rate of sell price/Per Sqft for such warehouse space in around DOVER/New Jersey area, considering current bad economy and vacant building ?

it is almost 50 year old with OK ready to use condition...not great condition.
