What is the best and safest way to invest in property

I'm an engineer and experienced ( 15 years in S.Texas ) Property investor. The way I did business until 3 years ago, Was that I buy Forc Or Hud trashed out homes, Repair and remodel them Then rent or resale them. I really don't want to get back to this type of business, Rather getting in to commercial or my expertize, Building homes. Some realtor friends, talked me out of this because of an very high risk specialy to build . Can anyone introduce me to an fairly safe and profitable property investments other than what I was doing before ?

Buy and flip is definitely not the way to go today, unless you plan on holding them for quite a while. Depending on your price limit, my two recommendations would be to look for 3+ unit apartments which wouldn't be priced too greatly or find a NNN leased investment. In regards to a NNN investment, try to find a location with multiple tenants so that if the tenant goes belly up (which has been happening to many companies) you won't be left with a big empty building paying the mortgage.

With other people's money. In all seriousness, you could invest in investment grade triple nets but the return is not as great. They are very safe in my opinion though. We have several for sale on our site.
