What is rental trend for southern nj/phila, pa for indust. tenant renewing in sept '10 for <5k sq ft space?

Looking to buy industrial space <10k sq ft standalone(2 units). It's currently leased through sept 2010. I'm currently signed for my own lease through june 2012 but am interested in buying this property, leasing it for 2 yrs and then moving into at least 1 of the units, leasing the other.
