I think you should expect a deposit 2-4 months but in some scenarios I have seen landlords ask for over 6 months. Providing a personal guarantee typically puts landlords at ease where they are willing to accept lower deposit but there other factors to be considered such as how long has your company been in business and what your financials look like, also what kind of occupancy is the retail center operating at, etc. Lastly, everything is negotiable, if you are not represented by a broker to prepare an LOI on your behalf then ask the prospective landlord to put one together for you and negotiate the items once you see the summary of the main lease terms.
