What are the typical lease rates and terms for the "Fresh Market" grocery stores in South Florida?

No way to know this without being privy to the lease terms. Besides, shopping centers' rates vary.
Generally, a grocery store that attracts big crowds is a valuable tenant, as the neighboring tenants benefit from these shoppers too.
You can estimate that Fresh Market gets a slight discount on the per-square-foot rate, and signs at least a 10-year term with lots of renewal options.
