What are recent rental rates for in-grocery store subleases in Houston?

Specifically, what rent rates psf have recently been achieved or are currently asked for a sublease for the following use: florist; health clinic; coffee shop; franchise store (Subway, McDonald's); bank; optical shop? Are these gross or NNN rent rates? If gross, what are the "triple nets?"
