Vcnt trct, active rd, nxt 2 dvlp, prime 4 bg bx retail & out parcels. ? is Grss receipts/SF 2 forecast demand?

I am appraising a large 26 active tract along a high traffice route. The site is the next site down from developments containing many national retailers. The site is prime for development of big box retail, small box strip and outparcels. But as we all well know this is not likely to happen soon. I would like to attempt to forecast a meaningful absorption for this site. I will be using CCIM site to do business population and spending trends but need to know the typical or feasible threshold for gross receipts per square foot for retail space. Does anyone subscribe to dollars and cents or are able to give me an opinion regarding this factor? Thank you for any help and time you provide to this question.
