Owning property in an underserved neighborhood. Got any stories? Good, Bad, in-between?

What's your experience with underserved communities? I'm thinking of buying myself and renting it out.

I bought 8 units apartment for $310,000 in San Antonio.last year .
I renovated , spending $7k per unit . I replaced bad tenants all of them and increased rent which is 5% lower than the market rent The cap rate is now 7.50 %. I have a property manager who is a carpenter, too.
