I have been using ACT by Sage Software for 7 years. I like that you can create your own templates to best manage the client contact and building information. You can also set up photos, mapping links, extensive notes, and just about anything you wish to maintain by the contact. I believe I paid $100 back in 2004, I am sure the price is pretty much the same or close to. Keep in mind that it is a one time charge.
Dont forget that your database management is only as good as the person calling from it. Sucess depends on picking up the phone and making calls.
