My personal recommendation is a 5 day course offered by the CCIM Institute - CI 101. Granted, its quite a while but if you're serious it is in my opinion the most you could learn about investing in the shortest amount of time. I've seen many different people sell excel spredsheets and each time I've shown people the CCIM versions they immediately want to switch over. Another recommendation would be to work with a broker who regularly works with investments. In California using a broker to assist in buying doesn't usually cost anything (seller pays). Not only that, but it doesn't entitle you to a discount either - the listing agent double ends the deal.

I would highly recommend the CCIM program as well. C-101 is a great start; I would recommend going for the designation and join your local CCIM Chapter while you are going through the process.
