Yes, sometimes you will find properties that will offer 2-3 months free rent so you can start up your business.

I would say that depends on the business. If you business venture is in the service industry where you labor is a big portion of the potential revenue stream and limited equipment the answer is yes. If you are talking about little or no money of your own, there are still options available. The most common is through the SBA (Small Business Association) a government program that provides guarantees to banks for loaning money to people with limited financial resources. Your question is a good one but too vague to provide you with specific advice or resources.
