Try REIWise and PlanEASe. REIWISE is web based and you pay a monthly fee. PlanEASe you buy and is quite expensive but very good. REIWISE has far less things you can do.

For the best value and functionality I use Investit Pro software - developed by Neil Osborne in Canda, it is fully integrated for the USA - I use it for development site feasibility analysis, Lease vs. Buy scenarios, and general investment rating/valuation.

I used REIWise until I found some deficiencies. Then I developed my own. It is a good place to start, but you have to use a constant increase for expense and rent inflation/increases. We found that we needed to be more specific, so we developed our own.
