the majority of my seller clients are wiling to carry notes. Contract Sales/Seller financing are a great thing for sellers. In my experience, the ones that are against it are not for long once you take the time to explain th details to them.
That being said, Loopnet is great place since it houses such a large % of the nation's listings . Off the bat when making an online inquiry on a property (when you hit the "Contact Broker" button), flat out say "I'm looking for Seller Financing."
I've also found that hitting the "contact broker" button and comunicating via EMAIL (vs. calling a busy broker/agent) is the best way to get a clear message across of your intentions/what you're looking for. That way everything is in writing and such details cannot be forgotten like it can from a phone call; seeing your needs in writing helps keep a successful broker/agent focused on matching properties that will satisfy you.
