You can purchase databases from, that will provide these leads. I also subscribe to Dealmakers - they will give you the first 3 issues free to try out and are packed with leads. As far as the Mom and Pops- it is good old fashioned cold calling! Good Luck

As far as mom & pop tenants, there is NO reliable source out there. It is going to take you going out there and meeting with people. Very time consuming. If you are a landlord, it is always better to just hire a local broker who is involved in his community and already has years of contacts and most importantly good rapport.
If you are a broker, this means getting out of the office. In this market people skills go a long way.

Most of the databases are worth little as many of the brokers and real estate reps constantly change. Many times you will have to call the companies yourself to verify this info. Its very time consuming. As far as independant restaurants go, well good luck because they always change ownership or are owned by silent partners. You have to be able to establish good rapport with the operators and if they feel you are worthwhile then they will either pass along your info or give you the contacts. Dont just walk in to a place and ask for the owner, you need something to get thier attention.
