How does one go about advertising a residential home zoned for commercial?

Use words like live/work or commercial property with residence.

If the property is listed by a broker-have them enter the property in the "residential" listings and also the "commercial" listings area. Double the exposure.

I think you need to decide what is the true highest and best use, what would result in the highest value? Using it as a home or using as an office. Then price it accordingly and list it accordingly. So many times people try to market it as both and take the best attributes of both side and simply add them together, but that just does not work!
