Are you looking to sell a property to an exchanger? Or replace a property you will be selling? Any like kind property can potentially be a part of a 1031 exchange. Finding the properties can come from anywhere. I agree that being part of a group can be extreamly valuable, but limiting your search to one place could lock you into a corner with all the constraints that are put on the exchange

If you email me what your looking for I can help you out.
I do know a few companies that do 1031 exchanges some even have properties you can
buy from them. Bayview Financial now called Liberty does 1031 exchanges. Also TM 1031 Exchange does exchanges and has properties you can look at on their web site. I have talked to both Liberty and Tm before for other buyers. I listed the web sites below and call me if you need help as I have some knowledge on how this works which can be pretty simple but you have to follow the guidelines for 1031 exchanges.
Thank you and read below,

Co-invest with other 1031 investors in one or more Class A properties offering passive income without being a landlord. Compare all fractional DST /TIC properties side-by-side, as well as single tenant triple net (NNN) properties.
