To determine your parking ratio, divide your Rentable Square Feet by 1,000; then divide this number by your number of employees. ie: 10,000 RSF/1000=10. 100 employees divided by 10 is 10 parking spaces per 1,000. To be even more precise, multiply your required parking by your average percentage occupied (in most offices, it's 50% at any given time), which will lower your parking ratio substantially. Your architect can provide an audited time utilization study which will enable you to prove that dedicated workstations do not equal required parking spaces.
