Downtown Dallas, which areas are best for the small investor? The Cedars looks promising.

Uptown is built out and pricey.
The Cedars is emerging with the small investors all over everything. The big developers are just starting (Jack Matthews is big here ).
When do you get in?
How much Upside is left in a neighborhood like this?

I got lucky and got in recently.
I restored this building, a cool Craftsman fourplex fronting a major street, Akard.
I was in the right place at the right time. It wasn't on the market, or 10 other guys would have snatched it.
Now that I am about done (total gut and renovation!!! ) what do I do?
Hold for the gain? (everyone says less than 5 years)
Build on the extra lot?
Sell and lease back for my office?
Owner finance?
