Creative financing for Georgia apartment complex?

Hi, I own an apartment complex in Georgia and am looking to buy another. Has anyone got a -creative- financing idea to help leverage the equity ($1.3MM) in the current complex to buy the next?

Small advise. Please do not give good faith deposit to any company because most likely they will be scammers. And do ask for good faith deposit.

You should be able to refi up to 80% on the current complex. We represent some lenders in GA if you would like to discuss further.
