A big pro is no more management. A con is when and if you decide to get out into something else you may face a big discount to do so? Back when things continually went up most TIC's could be exited without a discount because the value of the property had gone up. Most TIC's have a provision in them that the first option to purchase goes to the TIC itself and it's members. When the value was increasing they were generally snapped up from within. Now that many properties are declining it is going to be much harder to find someone who will want to buy your position. You might consider buying a NNN leased property on you own?
