There isn't going to be a conclusive range for cap rates in Idaho on mulifamily in Idaho as they vary widely based on many factors.
Which area are you referring to, Boise, SE Idaho, Northern Idaho? What condition of apartments are you looking for? A, B, C grade? The other difficulty is whose running the analysis? I would recommend running your own analysis, have a property management company give you a second opinion on both rental rates and if the expenses seem in line per unit.
