Many ranches can be converted to farms. You would need to consider level/slope, trees, soil type and such. If those qualities are not ideal, $$ can be invested to correct items. Every listing should be evaluated case by case.

Gather all your facts and present them as clearly as you can. You will be surprised: your particular municipality will give you good guidance, as to a yes or no, and under what conditions a conversion can take place.
