I'm not certain where Wheaton is located or what type of property you are asking about, I'm in Cincinnati, Ohio. But you should be able to contact a local real estate broker who is familiar with the area to get the best answer for your question. However, if you are simply wanting to know what to pay for a building or what price to list your building that's something that will largely depend on the performance history of the subject property and how you (if buying) or someone else (if your selling) feels about the market conditions going forward in Wheaton. You can do simple calculations based off of your NOI if its known to come to a reasonable number but there is so much more to take into consideration. If your not familiar with everything that will be taken into consideration for the property you really should contact a real estate broker in the area, just pick one, they all have access to the same data and should know the area. I know that isn't the exact answer your looking for but its impossible to answer that question without sufficient data on the property and local area knowledge.
