As broker, what potential pitfalls should I be aware of when a non-US citizen buys US commercial real estate?

Financining for non-US citizens is difficult if not impossible without at least a green card. If they are paying in cash, you should be okay.

Difficulty to obtain financing for a non-US citizen.
Beware of the tax withholding at the sale.

Foreign investors can get financing if:
FULLY document their income
Posses a visa for entry into the United States
File a US Tax Return
Do not have diplomatic immunity
Continuous employment for past 2 years
Apply as a joint applicant with US Citizen
Have excellent credit (700+)
Those are the basic guidelines from our local lender.
