· Minimal office, 10% or less.
· 24’ Clear Minimum
· 1 Dock per 10,000 SF
· Good highway access
· Located in Business Park

Tenant Characteristics:
· Growth industry
· Profitable/Creditworthy

Pricing:· , NNN 7.50 or greater Cap Rate based on market rent rates.
We will look at portfolios to purchase if they make sense a better caps.
