I would look at the I-4 and Highway 27 area west of Orlando. Are you looking to lease or build?

I've got space right next door to a very popular auto parts chain in Sanford on 17-92 and the Greeneway that might be perfect for your business. Take a look at the listing if you are interested, I'd be happy to discuss further with you.

You can hire someone to do an analysis of spending on tires in the various areas you are looking at. You should be able to identify an area that has potential.
