what type of space do i need for a warehouse type gym? ie. flex space, warehouse?

i want to start a wharehouse type gym, but am new an unsure of the property sub-type necessary, ie- can it just be warehouse or need to be flex space,etc.

Some people use warehouse space (in GA about $5-8 without showers and high end air conditioning), some use retail, some use small spaces in a an auto center). I am also a Broker in NY. I suspect you can also use flex space...which would be a mix of office and warehouse space combined.

Search in both. One caveat about warehouse & flex space...parking may be an issue. The parking ratios (# of spaces/SF) on this type of space tends to be low and gyms typically need a lot of parking. Also, each town may have different parking requirements for your use. Good luck.
