what should my profit margin be after every thing is pd, I think 20to30 percent

If you put alot of foot work in, hire people to inspect, permints, and just the little things. They add up my time is valuable also. I should be worth a pay check.

In terms of the return in any real estate investment, you might look up "capitalization rate" for insight. A 20 or 30 per cent return is huge these days. Most investors are looking in the area of 8-to-10 right now and count themselves very fortunate if they capture it. Think in terms of what the return on investment is in other investment vehicles and you will have a better idea of what to expect and plan for. Real estate is still a very good bet for the long-term investor. Good luck!

High rates of return are available on high maintenance properties like trailer parks or camp grounds, but the amount of effort to manage such properties rivals that of a full time job.
