what is the usual fee to a commercial agent for leasing a hotel in a downtown city location?

From my experience, something of that nature does not really have a "usual fee". I would negotiate a flat fee if its a large scale lease like I am thinking of.

Again there really is not standard fee, Usually the size and location can can dictate the agreed upon price. I have a clients/investors looking at hotels in major metro city's that are independently or franchised owned. there is no set fee. everything is negotiable. The "traditional" fee depends on the area and state but again, everything is negotiable.
