This will have many variables including; market rate for retail buildings, suitability for liquor stores in regards to ABC licensing (proximity to SFRs,schools,Liquor license saturation in that census tract), suitability for liquor stores in regards to sales volume (access to property,traffic counts,demographics). If you own a building and want to know what you can renew your tenant at then you are going about this the wrong way, just charge what market rate is for retail buildings not what you think you can squeeze out of the tenant, as they will then just leave. We see this happening alot recently where tenants are squeezed out because the landlords have not realized that the rental increases in the past years were ARTIFICIALLY inflated and will now deflate.
