what is the norm for a broker's commission on a commercial lease of industrial or warehouse space

Hi Steven,
It likely varies state to state. In Portland the standard commission for leasing is 6% of the aggregate lease rental for the term of the lease.

It is totally negociable... $4.00 per square foot was the last commission we paid for a quality tenant who signed a 7 year lease term pluse two 7 year options.

Like the others said....its all negotiable... in Texas I see frequently 6% of the aggregate lease rental for the term of the lease as well. Hope this helps. Again, all negotiable.
