what is the current capitalization rate for industrial property in Boston?

There has been very little RE activity in Boston commercial properties over the last 2-3 years, particularly industrial warehouses or industrial land. Comps are hard to find and often not on point enough to use without many adjustments. Is there a typical cap rate for properties like this in the Boston neighborhoods that used to have industrial areas with some such areas remaining & not primarily redeveloped into housing, etc. ??

Last 2-3 years? do a little research there are hundreds of sales.
Regardless, there is no such thing as a "typical cap rate".
