what is the average % brokerage fee paid on a hotel sale in a metro area on the west coast?

Want to make sure that fee is appropriate

It depends on the price of the hotel and is up to the negotiation between the broker and the owner. However, it seems the average is between 3-4.5% total, which is split 50/50 between the buyer and the seller.

I agree that sales price is a factor in determining gross commission rate but also consideration of other factors such as flagged/non-flagged, size, location and overall condition should enter into the equation. In my experience, especially in a tighter market, 5-6% is not an offensive number.
